"I don't need a lawyer, I've already hired a

agent will take care of all legal aspects of the
transaction. Besides,
I can't afford to pay a real estate commission, and then
pay for a real estate attorney."
Well, you (and your agent) could be making a big mistake
if your real estate agent is not an attorney.
Real estate brokers cannot perform a legal service
(prepare legal documents, render legal advice, etc
)
without having the authority to do so.
If you feel that you may need expert legal advice,
or other legal services you should contact an attorney
(regardless of whether an agent is involved or not).
Many homeowners that try to sell their properties
themselves usually hire an real estate attorney to handle
all legal aspects of the transaction, including the
closing. Before
you hire an attorney to handle your transaction, you may
want to ask him/her;
-Can you give me references of recent clients?
-How much will you charge me to close this transactions?
-Do you charge a "flat fee" or "by the
hour"?
-Are there any other additional fees I should be aware of?
-What happens if the deal falls through?
-Who pays for the attorney fees?
-Can you write a letter confirming the price you have
quoted, and specifying all items you will handle up to and
including the closing?
A good real estate attorney will be glad to answer these,
