In order
to improve your chances of getting top dollar and sell
quickly, you should prepare your home for sale before
putting it on the market.
You should;
-Throw away all unwanted items.
-Make sure the lawn is watered, weed-free, and neatly
trimmed and edged.
-Clean up the garage, store trash cans, wash all windows.
-Vacuum/wash floors, make up beds, wash dishes, put away
clothes, etc…
-Clean out closets, remove clutter.
-Make sure the kitchen and bathrooms sparkle.
After you've cleaned your home, show it to a friend and
let him/her "pre-inspect" your house just as if
he/she were a potential buyer (you should not try to do a
complete home inspection yourself if you are not a home
inspector). Ask
him/her to pay attention to;
-any visible
evidence of leaks, water damage or structural damage.
-any visible active
termite infestation or visible
damage from termite infestation.
-the working
condition of the septic tank, pool, all apliances,
mechanical items, heating, cooling, electrical, plumbing
systems and machinery.
Then, make a checklist of everything that may need
improvements or repairs (see pre-inspection checklist).
Potential buyers will probably see the same
problems your friend was able to observe.
If you feel that you need a complete home inspection, you
should consider hiring a home inspector.
The cost of a complete home inspection may vary
depending on difficulty, time and expenses involved in the
inspection process (usually around $250-$600 for an
ordinary home).
